  • Review Purchase and Sale Agreement for accuracy and obtain missing documents and/or signatures

  • Adhere to Broker Procedures for submitting contractual documents to your office

  • Complete any MLS notification requirements

  • Send Contract and Introduction email to Lender

  • Send Contract and Introduction email to Attorney or Title Company

  • Send your Buyer or Seller introduction

  • Send Co-op introduction

  • Send you reminders of contract deadlines

  • Draft the Commission Agreement, send for signatures & send to attorney or title company

  • Create Buyer Brokerage and Affiliated Business Disclosure – obtain signature

  • Gather utility information

  • Confirm Lender ordered title

  • Track appraisal & notify parties of results

  • Track the loan status of the Buyer and update weekly

  • Schedule Termite inspection and distribute letter

  • Circulate Admendments for signatures, and distribute to professional parties – Except Inspection Addendum*

  • Coordinate Survey Order with Attorney or Title Company

  • Verify Clear to Close with the lender

  • Send directions and confirm wiring instructions have been received

  • Send commission agreement to Attorney or Title Company

  • Order home warranty and send to Attorney or Title Company

  • Verify Attorney or Title Company and Lender have all amendments

  • Confirm Package received by Attorney or Title Company

  • Request Settlement Statement and send to you

  • Verify that your Broker has all required documents

  • Request Pay at Close to Broker (if applicable)

  • Coordinate closing time and location Inform all parties, send directions, update calendar and send reminders

  • Obtain DA details; Ensure DA is available for closing and share with Attorney or Title Company (if applicable)

  • Close out transaction in MLS and broker platforms

  • Agent will handle the home inspection, negotiation and amendment to request repairs*
